In order for us to best serve you, we need the sketches or files to provide you with a quote. Our charges are not hourly but per project-wide services.

Architectural Approach

  • Use a Topographic survey / Site Plan to establish basic floor plans and commence design work.
  • Create floor plans starting with a basic program diagram, making changes as required for light, views, height and parking.
  • Review the proposed scheme with West Hollywood City Planning to determine project compliance.
  • Revise schematic plans per Owner meetings, presenting new options.
  • Establish a Dropbox site to facilitate Client design review.
  • Generate schematic 3d images to determine design direction and massing.
  • Program Refinement.
  • Schematic Phase Deliverables are Floor Plans, Site Plan and 3d model images.
  • Finalize floor plans and elevations per Owner meetings.
  • Select exterior material finishes and develop 3d model for presentation to the neighborhood Design Review.
  • Refine massing, design fixtures, color palette and landscape.
  • Complete 1/2 of Design Development prior to Planning Submittal
  • Create Deliverables required for the City of West Hollywood Development

  • Written Narrative of Project
  • Certified Survey (coordinate survey by others)
  • Exterior Photographs of Neighborhood / Street
  • Renderings / Photo-simulation of Proposed Project
  • Site Plan
  • Floor Plans and Roof Plan
  • Landscape Plan
  • Elevations including adjacent buildings
  • Cross Sections
  • Green Building Program Point Sheet
  • Parking Diagram
  • Environmental Assessment Questionnaire, done in collaboration with Owner
  • Massing Model including adjacent buildings
  • Exemplary Design Narrative (if applicable)
  • All Planning Department Meetings
  • Neighborhood Meeting if required.
  • Finalize floor plans and elevations per Owner meetings and Planning Review / Entitlement phase.
  • Meet with structural consultant to establish the structural design of the building.
  • Prepare CAD backgrounds for structural engineering and other consultants.
  • Coordinate Title-24 energy model (prepared by others)
  • Select final material finishes, doors and windows.
  • Refine 3d model and all design features.
